What is a Tenancy Agreement? It is a contract between two parties.

A tenancy agreement is a contract or agreement between two parties (the tenant and the landlord) who agree to abide by specified terms while the tenant rents the property. Both parties are obliged to meet the expectations of the agreement during the tenancy. Tenants should ensure they read their tenancy agreement before making any changes in their tenacy.

What is a condition inspection report?

A condition inspection report is a document signed by the landlord (or agent for the landlord) and the tenant which identifies the condition of the rental property at the time of occupancy. It is important both parties complete the condition inspection report at the beginning and end of the tenacy. If the report isn’t completed before occupancy, it is difficult for both parties to identify what damage occurred during the tenancy. If the tenant fails to attend and complete the condition inspection report at the end of the tenancy a landlord may have a right to retain the damage deposit. Part of the process for completing the condition inspection report requires the tenant to provide a forwarding address to the landlord for communication after the tenancy ends.

Can I get a pet after I rent the property?

Your tenancy agreement will stipluate conditions for renting the property including pets being allowed on the property. Before obtaining a pet tenants should review their tenancy agreement and contact the landlord. You may need to amend your tenancy agreement to add pets.

Can I add a roomate to the place I rent?

Similair to pets, adding a roomate alters the original tenancy agreement so you should review your agreement and discuss with your landlord before adding a roomate to the rental unit.

I can’t afford my rent can I pay later?

Rent is normally due and payable on the first of each month as stipulated in the tenancy agreement. Owners can choose to take actions to remove a tenant who fails to pay rent on time. Renters should review their tenancy agreement and visit the residential tenancy branch to learn more about payment of rent.

What is a form K?

When renting a unit in a Strata Corporation a tenant is required to sign a form K. A form K, also known as “Notice of Tenants Responsibilities” , is a document acknowledging that you “the tenant” were provided with a current copy of the Strata Corporations bylaws and rules. By signing the form K you agree to adhere to the bylaws while renting the unit and take responsibilty for any actions which may be in violation of the Stratas bylaws or rules. It is important that whom you are renting from provides you a copy of the current bylaws and rules before you sign the form K.
