Sometimes even after performing all your due diligence, the property could be rented to a tenant whose situation changes during the tenancy, resulting in a unsuccessful experience.
How does a landlord ensure their property is being maintained as per their expectations during the tenancy? The Residential Tenancy Act in BC allows landlords permission to visit rental properties on a regular basis with proper notice to the tenants. Landlords should visit the property to ensure tenants are meeting the requirements of the tenancy agreement and maintaining the property. Cartref Properties provides two inspections annually for each rental property we manage. We also offer the option of performing more frequent inspections if the landlord chooses.
If you are self managing your property and unable or don’t have time to regularly inspect your property, Cartref Properties can assist you by performing an inspection of your property, providing a report indicating what they identify at the property. The report would include identifying the number of people residing in the unit, possible repairs needed or damages caused by the tenant.
