Every Strata Corporation in BC is required to hold an Annual General Meeting where owners have the right to vote on issues related to how the Strata Corporation is managed. 

Issues voted on at General Meetings include budgets, bylaws and rules which decide how the building is operated. These three issues affect all owners. As an owner it is your right to attend these meetings and vote on each matter presented. 

The most important part of this meeting is voting to approve the proposed budget. Strata Corporations manage building expenses from money collected through Strata fees paid by owners. Annual or Special General Meetings are the only time Strata Corporations can adjust fees you pay which is why owners should make time to cast their vote on the budget.  

Bylaws and rules are the expectations that govern owners conduct and actions within a Strata Corporation. Bylaws and rules also affect owners who don’t reside at the property and rent their strata lot. Tenant’s and owners are responsible for their actions when a unit is rented and are expected to adhere to the bylaws and rules at all times.    

Bylaws may only be created or modified at a General meeting by a vote of the owners present. During the year, a Strata Council may create a rule which must be ratified at the next general meeting.
