All Strata Corporations have bylaws, either the standard Strata Property Act or modified to meet their specific requirements. One of the standard bylaws #7,“Permit Entry to Strata Lot.” requires owners/tenants to provide access to the Strata lot to a person authorized by the Strata Corporation. The bylaw sets out requirements of providing notice before access depending on the situation. A request for access must give 48 hours written notice to perform an inspection for repairs to common property items the Strata Corporation is required to maintain. 

The most common request for access is testing of the fire suppression system which is required annually. Owners/tenants are required to provide access for this inspection and testing, which ensures the system is functioning correctly in the event of a fire. Failure to provide access when requested by the Strata Corporation may result in a fine or chargebacklevied against the Strata lot owner or tenant.
